Marbella: Strong Demand Meets Limited Supply

Marbella remains the most mature market in the Golden Triangle. Prime areas such as the Golden Mile, Nueva Andalucía, Sierra Blanca, Los Monteros and Puerto Banús have seen sustained demand from international buyers, while limited land availability has restricted the supply of new homes. As a result, resales have become increasingly important. Throughout 2025, average prices continued to rise, although at a slower pace than during the exceptional growth seen in 2023 and 2024. Transaction activity softened slightly, but prices remained firm due to continued demand and a shortage of quality stock. Many renovated properties achieved record prices, particularly in established communities. Marbella recorded approximately 4,745 luxury home sales in 2024, maintaining its position as the undisputed leader of the Costa del Sol property market.

Estepona: The Rising Star

Estepona has been one of the strongest-performing municipalities in recent years. Thanks to extensive investment in infrastructure, a revitalized town center, and continued development, the town has attracted increasing numbers of buyers seeking value and quality of life. The resale market has benefited enormously from this growth. Established communities along the New Golden Mile and western Estepona have experienced significant price appreciation, while transaction volumes have continued to increase. In some quarters, Estepona has even outperformed its neighbors in terms of sales growth. Prices in certain areas have risen by double digits, with average values showing annual increases of around 15%. Demand remains particularly strong among Northern European buyers and investors seeking modern properties close to the beach. In 2024, Estepona recorded more than 3,100 luxury property transactions, further cementing its reputation as one of Spain’s fastest-growing residential markets.

Benahavís: Exclusivity Drives Performance

Benahavís has evolved into one of the most prestigious residential destinations in Spain. Communities such as La Zagaleta, Los Flamingos, El Madroñal and La Quinta continue to attract affluent international buyers seeking privacy, security, and space. Although transaction volumes are lower than Marbella and Estepona due to limited supply and low-density planning, price growth has been exceptional. Between 2021 and 2025, property values in Benahavís increased by approximately 25% to 30%, outperforming much of the surrounding region. The municipality remains dominated by resale properties, as planning restrictions and limited land availability help maintain exclusivity. Fully renovated villas and contemporary homes command significant premiums, while demand for luxury residences remains strong. In 2024, around 800 high-end homes were sold in Benahavís, reflecting the municipality’s smaller but highly exclusive market.

Fewer Transactions, Higher Prices

One of the most interesting developments in recent years has been the divergence between transaction volumes and prices. Although sales activity has slowed slightly compared with the extraordinary post-pandemic boom, property prices have continued to rise. This reflects a market characterized by strong international demand and insufficient supply. In several areas, sold prices have increased despite fewer transactions taking place. The gap between asking prices and actual selling prices has narrowed, suggesting that sellers are becoming more realistic and buyers remain willing to pay premium prices for quality properties in prime locations.

International Buyers Continue to Drive the Market

Foreign purchasers remain the driving force behind the Golden Triangle. Buyers from the United Kingdom, Scandinavia, Germany, the Netherlands, Belgium, France, Eastern Europe, the Middle East, and North America continue to account for a significant proportion of transactions. In Málaga province, foreign buyers represented nearly 35% of all purchases, one of the highest percentages in Spain. Marbella alone is home to residents from more than 150 nationalities, giving the region a truly international character.

As supply remains constrained and international demand continues, the resale market in Marbella, Estepona and Benahavís is expected to remain strong. While price growth may moderate compared with the extraordinary increases of recent years, the fundamentals remain exceptionally solid. Lifestyle buyers, remote workers, and long-term investors continue to view the Costa del Sol’s Golden Triangle as one of Europe’s most desirable residential destinations. The evolution of the resale market in Marbella, Estepona and Benahavís highlights a clear trend: quality properties in prime locations continue to outperform.
